LIMA Technology Center (LTC) is a township / mix-use development featuring an integrated city concept and is tailor-fitted for business locators. It has a total of 549 hectares of development. LTC aims not just to be a conventional industrial park but to be a world-class business hub and commercial destination.

It is now fully owned by the real estate arm of the Aboitiz Group — one of the Philippine's biggest business conglomerates. Their other industrial developments are the 274 hectare Cebu Park Industrial Park Developers Incorporated in Balamban, Cebu; and the 63 hectare Mactan Economic Zone II in Basak, Lapu-Lapu City, Cebu. 

LTC offers multiple land acquisition options: upfront purchase / sale of land (Peza registered, SEC registered) or long-term lease. For foreign or local companies who immediately intend to start or expand operations in LTC, Standard Factory Buildings (SFB) are available and ready to be leased. Available areas of SFBs are 1,000 to 6,000 sqm. It's land offerings are regular-shaped lots with high-elevation, eliminating any instances of flood. Logistics and warehouse services are also offered for every LTC locators. Support for storage, warehousing, cargo and freight transport, customs clearance and forwarding are available. Lima Land will also provide assistance to locators for operational and construction requirements and permits.

LTC is highly elevated and located 350-meters above sea level in Batangas between Lipa and Malvar, hence the name LiMa.

LiMA Square is positioned to be the first and one of a kind Destination and Lifestyle Center in Lipa City and Malvar. LTC provides Fiber optic connection with up to 10Mbps bandwidth per locator. Local Batangas telephone line with optional Manila line via VPN can also be provided.



Concrete roads with varying widths: Primary road (45 m), Secondary roads (25 m), and Tertiary roads (18 m); and complemented by underground drainage system.
